Commercial real estate is one of the largest investments a business or investor will make — and unlike a home purchase, the financial exposure often extends to lenders, partners, and stakeholders who are relying on accurate data to underwrite the deal. Before you close, you need more than a walkthrough. You need a defensible, third-party assessment of the property’s physical condition and the capital costs you’re likely to face in the years ahead.
3 Arrows Property Inspection performs Property Condition Assessments (PCAs) in accordance with the ASTM E2018 standard — the industry benchmark used by lenders, investors, and institutional buyers nationwide. Our reports are built to hold up in due diligence, satisfy lender requirements, and give you a clear basis for negotiating price, requesting seller credits, or walking away from a deal that doesn’t pencil out.
What a PCA Delivers
- A baseline read on physical condition. We conduct a structured walk-through survey of the property’s major systems and components — structural, roofing, mechanical, electrical, plumbing, life safety, and site elements — to identify material physical deficiencies: conspicuous defects and significant deferred maintenance that could affect value or require near-term capital investment. (Routine maintenance items and minor, immaterial conditions are noted separately and don’t inflate the findings with noise.)
- Research and document review. Beyond the site visit, we review available documentation and, where appropriate, speak with property personnel to fill in context the walk-through alone can’t provide — history of repairs, known issues, prior capital work, and more.
- A formal Property Condition Report (PCR). The result is a structured report that documents our observations, findings, and — critically — Opinions of Probable Cost for remedying identified deficiencies. This gives you real numbers to work with, not just a list of concerns.
Why It Matters to Your Decision
A PCA is designed to answer the questions that actually drive a commercial transaction: What will this property cost me to own over the next several years? Are there deficiencies serious enough to justify a lower offer, a repair credit, or walking away entirely? Is the seller’s asking price consistent with the real condition of the asset?
Whether you’re an owner-operator, an investor, or working on behalf of a lender requiring third-party due diligence, our PCRs are built to the consistency and rigor the ASTM E2018 standard requires — giving every party in the transaction a shared, credible basis for their decision.
